How an Ohio complaint works

1. The mathOhio taxes 35% of the auditor's "true value". Lower the true value and the assessed value and the bill drop with it.
2. The windowFile a DTE 1 complaint with the county Board of Revision between January 1 and March 31. Online, no notary, no fee in Cuyahoga. Miss it and you wait a year.
3. The $50,000 ruleAsk for less than a $50,000 cut in true value and the school district cannot counter-complain. The hearing is just you and the Board.
4. The evidenceRecent arm's-length sales of similar homes nearby, or your own purchase price. Submitted a week before a 15-minute hearing.

This is an estimate built from public records. It is not an appraisal or legal advice. Complaints are decided on evidence presented to the Board of Revision, which can lower, keep or raise a value. Tax savings use each parcel's own effective rate after state rollbacks and HB 920 reduction factors.
