Who we are
ohioappealcheck.com ("the site", "we") is an information service for Ohio property owners, operated by Conduit RCM LLC, Pittsburgh, Pennsylvania. Contact: [email protected].
What the site does and does not do
The site estimates whether a property's auditor value is above what recent sales of similar homes support, using public parcel records published by Ohio county auditors and fiscal officers. The estimates, the comparable sales, and the evidence packet are informational. They are not an appraisal, not legal advice, and not a prediction of what the Board of Revision will decide. We are not attorneys or licensed appraisers, we do not represent you before the Board or any court, and we do not file anything on your behalf.
Any party to an appeal, including a school district where the law allows, may present evidence for a different value, and the Board may increase, decrease, or sustain an assessment. You are responsible for deciding whether to file, for meeting every deadline, and for the evidence you submit.
Data accuracy
County records contain errors and are updated monthly. We do not verify individual records. Confirm the figures on the county's Real Estate Portal before relying on them.
The evidence packet
The packet is a one-time digital purchase generated for a single parcel from the data on file at the time of purchase. Price is shown before checkout; payment is processed by Stripe. Because it is delivered immediately, refunds are at our discretion; if the packet could not be generated, contained a material error in the county data we used, or you request one within 14 days, email us and we will refund it.
Acceptable use
Personal, non-commercial use. No scraping, bulk querying, or resale of the site's output without written permission.
Liability
The site is provided as is. To the fullest extent permitted by Pennsylvania law, our total liability for any claim arising from the site or a packet is limited to the amount you paid us for that packet. We are not liable for tax, interest, penalties, or the outcome of any appeal.
Changes
We may update these terms; the date above changes when we do. Continued use after a change is acceptance of it. Pennsylvania law governs these terms.
